Enterprise Business Center (EBC) Phase 1, located in Central Park near Havana and 40th Avenue, received the NAIOP Industrial Project of the Year Award.

The deal was originally conceived in a time of great uncertainty. The industry was dealing with the lingering effects of the severe recession that started in late 2008. EBC would be the first commercial project built speculatively in the Denver market post-recession.

United Properties (UP) was introduced to the Forest City (now Brookfield Properties) team and was pitched on the development potential of the Park. Forest City (now Brookfield Properties) agreed to the final industrial plan that included a large cross dock distribution building at the back of the site. In August 2013, construction commenced with no tenant pre-leasing.

UP saw the potential of building in Central Park and have yielded incredible results. Over 650,000 sq. ft. of leases were secured in less than one year to tenants such as Swire/Coca Cola, Federal Express, Panera, and TireRack.

EBC brought new tenants to Denver and has created a substantial economic benefit for the city and county of Denver, including vast job growth.
