Q. WHAT WILL THE KING SOOPERS PROPOSED FOR THE EASTBRIDGE TOWN CENTER LOOK LIKE?
A. The Eastbridge King Soopers will be modeled after their store located near Leetsdale and Colorado Boulevard. Setting aside the large super centers they have been building, it will be about like any other King Soopers in the metro area with the exception of two, the Fresh Fare store at University and Hampden, which they do not intend to repeat, and the Chestnut Store in Lower Downtown, which in 2013 had 6,300 people within a ten minute walk. However, while their typical store is parked at 5 cars per 1,000 square feet of store, this store will be parked at 3.91 spaces per 1,000sf or 227 spaces. This is the minimum number of spaces King Soopers feels is necessary to successfully operate the store and to keep cars from parking in the surrounding neighborhoods.
As a point of reference, there are 521 spaces supporting the E 29th Avenue King Soopers and the retail/ mixed use on the south side of E. 29th Avenue.
Q. HOW HAS FOREST CITY ENVISIONED THE EASTBRIDGE TOWN CENTER?
A. The Eastbridge Town Center has gone through a number of iterations in response to broker input, user input, and the overall retail market. One such iteration assumed a small grocer anchor with small shops organized along Geneva Court. This iteration gained no support from the small grocer market. Over several years we contacted every small grocer we could identify, some multiple times, and none were interested in the Eastbridge location. We believe the reason for this was because there were too few households to the east and north that could support the store. As a result, we modified the plan to be anchored by King Soopers after they expressed interest. They are confident that they will be successful because of the larger range of offerings they provide to the shopper than can be offered by smaller grocers. Due to the constraints of the site created by a larger store, the small shops can no longer be located along Geneva Court. Instead, they will be organized at the western end of the site around a public plaza. As a result, the Eastbridge Town Center will be similar to the E 29th
Avenue Town Center as a King Soopers anchored center with small shops, but in this case the shops will be organized around a public plaza instead of public right of way.
Q. HOW LARGE IS THE EASTBRIDGE TOWN CENTER SITE AND HOW MANY SQUARE FEET ARE PLANNED FOR THE KING SOOPERS STORE AND THE SMALL SCALE RETAIL?
A. The site is 6.75 acres, with 58,000 square feet planned for the King Soopers store, and 20,000 to 22,000 square feet for the shops,
Q. WILL THE EASTBRIDGE TOWN CENTER HAVE A WALKABLE ENVIRONMENT?
A. The center will be walkable. All of the surrounding streets will have sidewalks. In addition there will be two dedicated pedestrian paths within the parking area and a generous pedestrian zone immediately in front of the store. The shop area will contain 20,000 to 22,000sf of retail, just under half of what the E. 29th Avenue Town Center has, but instead of walking along a street to access it you will walk within a contained plaza area. This area will be safe for children to be in and the restaurant patio spaces will be in a pleasant, quiet environment.
Q. SOME STAPLETON RESIDENTS HAVE PROPOSED ALTERNATIVE DESIGNS FOR THE EASTBRIDGE TOWN CENTER, INCLUDING ONE MODELLED AFTER THE KING SOOPERS UNDER CONSTRUCTION NOW ON CHESTNUT STREET IN LOWER DOWNTOWN. WHAT IS FOREST CITY’S REACTION TO THOSE PROPOSALS?
A. Numerous alternative designs have been drawn up by the neighbors and none are viable for a number of reasons. For example, the Chestnut store could only be done where the apartments above could support the cost of structured parking and where 6,300 potential shoppers live or work within a ten minute walk.
Q. WHAT IS THE TIMELINE FOR THE OPENING OF THE KING SOOPERS STORE AND THE SMALL SCALE RETAIL?
A. Forest City anticipates construction starting in 2016, with a late fall completion for both the store and the small retail shops.
